Dictionary of Irish Architects 1720 - 1940

Architect and builder, of Limerick City. James Pain, who was born at Isleworth in Middlesex circa 1779, was the eldest of at least five sons of an English builder and surveyor of the same name. His grandfather William Pain was the author of a series of builder's pattern books.(1) James and his younger brother GEORGE RICHARD PAIN  GEORGE RICHARD PAIN were both pupils of JOHN NASH JOHN NASH , and when Nash designed Lough Cutra Castle, Co. Galway, for the Hon. Charles Vereker in 1811, he recommended that the two brothers should be placed in charge of the work. They accordingly came to Ireland. James Pain was already in Ireland by 31 July 1813, when he produced a proposal for rebuilding Dromoland Castle, Co. Clare,(2) and on 21 March 1814 he registered as a member of masonic lodge No. 13 in Limerick.(3) On 1 July 1816 he was granted the freedom of Limerick, followed on 29 January 1817 by his brother George Richard, who had probably joined him in Ireland in or soon after 1814. Meanwhile work at Lough Cutra Castle continued; in October 1817 James was badly injured, suffering concussion and a broken collarbone, when he fell from a height of four storeys at the castle after scaffolding on which he had been standing gave way.(4)

James continued in business as an architect and builder in Limerick while George Richard established himelf in Cork,(5) but they worked in close partnership until George Richard's death in 1838 and were together responsible for a very large number of buildings - churches (both Catholic and Protestant), country houses, court houses,(6) gaols and bridges - almost all of them in the south and west of Ireland. According to an article on the brothers in the Builder of 23 June 1911, whose anonymous author acknowledges assistance from James Pain's nephew Benjamin, there was a tradition that 'James was the better at planning, and was more the man of affairs, whereas George was the draughtsman, and designed the elevations'.(7)

It is said that it was through Nash's influence that in 1823 James Pain was appointed architect to the Board of First Fruits for Munster, responsible for all the churches and glebe houses in the province. George Richard acted as his assistant. James continued to work for the Board and, following the Church Temporalities Act of 1833, for the Ecclesiastical Commission which replaced it, until at least 1843.(8) Six volumes of his survey plans of churchyards in the ecclesiastical province of Cashel, with plans and elevations of the churches in them, dating from the 1820s to the 1840s, are in the Representative Church Body Library, Dublin (MS. 138).

Whereas George Richard Pain died relatively young, James lived on in Limerick to the great age of ninety-eight.(9) However , although he continued in practice, he appears to have received very few substantial commissions after the early 1840s. Lee & Jacobs suggest several reasons for this, among them the bad publicity associated with the building of Thomond Bridge, the death of his patron and supporter, Lord Gort in 1842, the reform of Limerick Corporation in the same year, and the centralization of the architectural department of the Ecclesiastical Commissioners in 1843. Moreover, during the years of the potato famine, the incomes of many potential clients from the landowner class were much reduced. His last large commission appears to have been the addition of a west wing and other alterations to Knoppogue Castle, Co. Clare, begun in 1856, while he continued as architect to the Board of Superintendence of Co. Limerick Gaol until 1863.

James Pain died on 13 December 1877, aged 97, and was buried in the Vereker family vault in the churchyard of Limerick Cathedral on 17 December 1877. He was a widower at the time of his death but appears to have had no surviving children. In his will, written on 13 January 1863,(10) he makes bequests to numerous nephews and nieces in Ireland and England and their children. To Sally, daughter of George Richard Pain and wife of Henry Vereker of Limerick he left 'a small marble bust' of her father, a portrait of himself by Joseph Patrick Haverty and a bust of himself by Vereker. His executors were to 'look over' his library and portfolios of drawings and engravings and to distribute them among his relatives or destroy them as they saw fit. The drawings included a design submitted by the brothers in the competition of 1836 for the new Houses of Parliament at Westminster.(11) James Pain's pupils and assistants included HENRY WHITESTONE.  HENRY WHITESTONE.
